Perimeter Road Reroute/ Cedars Future Plans

I was thinking that CF is setting up this area to address future plans here. The placement of Valravyn setback so far from the current Perimeter Road around the Cedars area, along with the temporary-looking wooden fencing (Mr. Ouimet had the chain link fence next to Blue Streak replaced with decorative metal fencing already), the substantial amount of space behind the fencing, and the ongoing lack of general maintenance on The Cedars.

It seems clear this will not be an in-park expansion/ another midway. I'm looking forward to see what plans management has for this area, especially given the Breakers Hotel redo and the beautiful midway enhancements by Blue Streak/ Valravyn and Gemini.

I think this will be something completely unexpected and unique to the CF chain.

Great observation. That would explain the "holding pen" just after the second dive drop. That fence within a fence would become the new perimeter once the existing fence/road/Cedars are removed for expansion.

I still say that when Cedars is eventually removed you are going to see an expansion of Marina services. They already could use a larger parking lot as it is, or at least parking for just Famous Dave's would be nice. While I hope I am wrong, I don't foresee this area being used for anything exciting or for anything outside of marina use.

It would be a nice place to build a structure for a dark ride.

I don't see why they wouldn't build an upscale, boutique hotel there, themed along the lines of Disney's Yacht Club Resort.

I personally think the park is lacking in Lemon Chill stands. Perhaps that is what this area is being prepared for.

campfreak06 is right! :-)

I agree, a hotel, boutique or not, would be a great addition there.

Hotel is exactly what my bet would be on. How great would it be to have a new on-site property on that side by the marina?

Small or not, is another hotel really needed right now? Even if it was a small hotel, I don't really think that is enough space for one on that land.

It's Valravn. Not ValRavn, Valravyn, or Valraven.

But in light of the holding pen, I'm voting for the hotel / marina expansion idea.

So after looking at this area here are my thoughts: The "temporary" fence you are referring to has been a solid wood or chainlink fence in the past so as to not be able to see what is on the other side from what was the Marina gate all the way to the Engine House. They simply did the same because they don't want you to see unsightly backstage space while driving by. The fence along Blue Streak has always been (from what I remember) a fence that you can see through because the other side of that fence is the park.

I wouldn't look too much into that bullpen area because looking at the gate that you enter it from on Perimeter Road, it it set back so you can see traffic from the left and right. This most likely was done because it will be used a lot during the day/week as opposed to the old backstage area that was behind the Goodtime. It will likely become parking for managers or service equipment since, if I am not mistaken, a good chunk of parking was taken away when Gatekeeper was built. They are just utilizing space that would have otherwise been landscaping under the ride.

That land could easily accommodate about half of Sandcastle Suites' footprint if laid out properly. Make it 5 stories instead of 3, with the 1st dedicated to parking, and you've got a hotel with roughly 2/3 the capacity of Sandcastle.

I think that a hotel in that spot would make a lot of sense, especially because you could run the monorail right up to it.

Considering that Cedars was a hotel, there is enough space for a hotel in that location. But, why would someone stay in a hotel overlooking the Marina when they could stay in a hotel on the beach? If any hotel expansion occurs I can see them replacing Sandcastle or adding on to Sandcastle and/or Breakers.

Expansion of Marina services would be excellent use of that land.

But is a 5 story hotel needed? Even if you made some parking on the lower level, would that be enough to accommodate all the guests who would be staying there? I don't know how many spaces a business is required to have but right now none of the parking around Cedars is for those living in the building.

Plus that area isn't really that quiet either. I wouldn't want to stay that close to Millennium, Valravn, the train, and Luminosity.

Do they need another hotel? Do the current hotels fill up to capacity?

What else is needed at the Marina (aside from additional parking)?

Probably not. But a 2 story hotel I'm sure could be justified from a capacity perspective. Maybe a property that caters specifically to groups/families and Marina members or something. Like a mix of extended stay suites and rooms that can accommodate 10+ guests, with full kitchens and what not.

Plus that area isn't really that quiet either. I wouldn't want to stay that close to Millennium, Valravn, the train, and Luminosity.

That's a pretty good point. The train alone I think might be a deal breaker. Although they could build a hotel that would be nearly soundproof, but at what point does the ROI no longer make sense?

Good points. I'm curious as to how much sleep the college kids are going to get, now that the quiet GTT is gone and Valravn's screaming riders are by some of their windows. I'd hate to be in those rooms!

What people are forgetting is that Cedars currently houses seasonal and international workers that work at the Point. Until a replacement (a NEW building that will still house these employees so they have somewhere to sleep at night, whether on point or off) is built first, nothing will happen to this area at all. Yes, the building conditions are horrendous and they need to be replaced.

I'm with Pete. Sandcastle Suites is prime real estate for a hotel expansion.. I feel that space is currently under utilized considering the location and size.
