Are you really serious? Old buildings are demolished and new ones built in their place all the time, codes and all.

If the space was not delivering an ROI that is acceptable then it absolutely should be torn down and replaced. And if the layout of the infrastructure could not support any update to justify a remodel, then yeah demo and replace with something modern. Maybe there is structural defect that was found and fixing that would be more expensive than a complete rebuild. This property wasn't exactly getting glowing reviews on Tripadvisor
We all love to pontificate about what would and would not work in this space, but unless any of us have Tony Clark's secret development file we are really just pissing in the wind. Still I enjoy it too much to stop. The baseless speculation, not pissing in the wind. ;)
If you look at Sandcastle on any satellite image, the design/positioning of the hotel really doesn't maximize the benefit of being on the tip of the peninsula/beach while taking up a lot of valuable land. Honestly, I believe that more than anything is a factor to rebuilding that accommodation while increasing on-point hotel rooms. The question I have, will it go upscale compared to Hotel Breakers or does Breakers stay the "luxury" resort?
How exactly are they adding a path when there's a path that runs along Magnum and the beach? Is it possible they just might hype that path up that I'm talking about?

They are extending the path from the beach/wind seeker area to the main parking lot

Calling Breakers a Luxury resort is really stretching the envelope. In reality it is at best a mid-market hotel with limited options.
Does their current demographics support a true Luxury hotel? One that is appropriate for a beach front resort location? Not sure. But if they are trying to expand their market and get into a different segment then it is really something that they need.
Breakers is nice, but once again, it’s seasonal. It’s expensive, but it’s also attached to one of the country’s greatest destination amusement parks. That’s the draw. I’m not sure I’d pay that kind of money for that place if it was in the middle of b.f.e.
As for an additional luxury/best property, I’d be all for it, but it would be priced out of what I’d normally do for a vacation like that. Due to the seasonal nature of the business I’d be reluctant to build anything better. Maybe another hotel with similar amenities and price range would be a wise choice.
I wouldn't be surprised with the raising of Sandcastle if they built a hotel for larger families. Similar to Contemporary's (I know, smaller than what Disney money can bring) villas. You could definitely take advantage of the lake views with a crescent shaped building and bring larger families (money). The one question is whether or not they have enough of a market to justify a fourth hotel (sixth accommodation space), particularly with the HB expansion.
Then, for raising the stadium, I definitely see a bathhouse with other amenities being made available. Bring the guests to the water and provide them with whatever they might want to buy.
The Breakers “expansion” is making up for inventory lost during the remodel and removal of bon air section.
The on point hotels currently sell out, so yes, there is demand for additional hotel inventory.

Does anyone know if Sandcastle Suites had their own laundry service on site for the guest bedding/towels,etc OR did they have to make the trek down the boardwalk to the Breakers Hotel laundry service by Corkscrew? I could see that coming into play when considering making a new hotel on that site.
Were the Sandcastle Suites ever sold out, on a consistent basis, during peak summer season in recent years? I would think, when given the choice, more guests would have stayed in Breakers or LP than in SS.
Also is there any chance that the Lighthouse Point cabins that were just added a few years back ( right above CPS) might be relocated to the former Breakwater/ SS area? That plot of land (where the most recent LP expansion was) might open up future plots of land for expansion of CPS and some much needed additional parking space back there as evidenced by this summers congestion back there. Don't forget on recent hot summer days this year, all of the spaces (:including the recently added preferred Cedar point shores parking spots) were totally filled and the park was directing vehicles to park in some of the LP parking areas.
These are things to consider for the future. Should be interesting.
I like the idea of relocating the CV/LP units to the Sandcastle location. Except, I see it making more sense to make more room for the park itself rather than CPS. With Steel Vengeance coming, while it isn't going to have any issues drawing people, if you moved the back of the park further back then it just makes it feel more like a center of attention. If they connected the Gemini midway to the exist SV area and expanded it, it could be a very nice area (dare I say it could warrant a new entrance for CV/LP?)
I could see offering premium RV spaces and/oror larger/luxury cabins along the lake as water front sites. Maybe a combination of a smaller, upscale hotel property mixed with the relocated sites? Definitely an interesting concept, enough that I felt like making a fancy schmancy graphic for it.

When I worked in the linen department back in 2005, we would come pick up the sheets, towels, etc. in a truck and take it back to the shop by Corkscrew to clean them. Then we would deliver the clean sheets later.

^^ Mike B...I was referring to the LP cabins (under your green outline) to the far right that butt up against CPS. Those are the ones I think could be relocated to the old Sandcastle/ Breakwater area with room for an additional (10?) cabins to be added. Once relocated, it would allow for CP Shores expansion and/or additional parking. Just an idea that I think would work and would be what I would do. I think you could leave the blue area :(in your rendering") alone. It seems fine as is.
Btw, I'm sure that CP will probably just re-use the old SS/ Breakwater Cafe area add even more NEW additional cabins in addition to the past 2 expansions of LP that we've already experienced. Just my 2c.

I understood what you were saying. To me it would make more sense to give extra space to an amusement park that draws the vast majority of their customers and that's tight on space than a water park that isn't the crown jewel that draws everyone in and did just get a face-lift recently.
MichaelB, upon seeing your map and theory, I can honestly say I never even thought about that. That is very plausible as the park continues to upgrade its current amenities, attractions, and areas. Or perhaps they build a hotel where LP currently is to give a nice view of the bay instead? Either way, I'm very interested now.
