If the quality of the rooms increases enough to justify the cost the rooms will sell out every night. I'd love to stay on point more often.
Bingo. Build something people want to stay in and don't charge an arm and a leg for it.
You could charge an arm and a leg if it was actually good. Right now the best rooms in the place are probably the cheap Bon-Aire rooms thanks to getting work done to them and new TVs put in. I still find their way of going about it totally surreal, but I'm hopeful that they'll find some way to convince me to get a room in their tower or spend more than just a weekend there on the occasions I go.

But if they are selling out every night, that means they are not pricing it correctly for the purpose of maximizing profitability.
In the self storage business, and likely other rental models, 95% occupancy is considered a heuristic measure of proper rental rates and profit maximization. If it's 100%, you are rates are too low.
Obviously they know it has to be better and that it's a missed opportunity. That's why they've said they're spending all that money raised in the sale of the San Diego water park on the hotels.
