CP seeks variance for ride

An article in today's Sandusky Register (article is online, but subscription required) states that Cedar Point is seeking a flood-plain variance for buildings associated with the new ride. The electrical and hydraulic buildings are slated to sit between 1.34' and 1.37' feet below the established 100-year flood plain. Cedar Point wants to wetproof the buildings where the city requires dryproofing. According to the article, the plans submitted with the request show a passenger car in a ride station with riders facing forward.

I wonder what elevation the flood plane is at. The ground level is higher toward the end of the launch area, so perhaps the launch equipment won't be all that deep. The drum is essentially at ground level on Xcelerator, but the actual hydraulic cylinders are deeper. Check the stuff at Knott's here and here.

Due to CP's being surrounded by water, I can't believe that the flood plane is very high. The flood plane for a river valley is high even close to the lake because of the bottlenecks in the river and there is no place for the water to go. CP doesn't have that problem and I don't know that it has ever been flooded. I do know that if the winds are right, the bay water will back up thru the storm drains into the marina parking lot. We've seen minnows swimming around in the lot on occasion. I wonder if the request was due more to a higher watertable level than the flood plane. Or do they consider them the same thing?
When you say that the buildings will sit below the flood plain, is that the floor of the buildings, or the foundation? Also, what would the difference between dryproofing and wetproofing be?

According to the article, wetproofing is where structures are built to keep water out. Dryproofing means making the affected area airtight.

Well, speaking from experience in dealing with the flood plane up at our house in Marblehead, where we had to build an outbuilding 4 feet off of the ground in order for them to be happy (which I can understand). I am assuming that they will be doing basically the same thing we did, excavate about 2 feet around the area, then pour a solid concrete wall top, bottom, and all 4 sides, then wetproof it with that black tar stuff that I can' remember the name of. I would also assume, since there is going to be a number (alot) of electronic controls, and relays and switches and such, that they will use even a higher amount, and higher moisture resistant conduit to run the wire. I know in Danbury township, and Ottowa county, it was a pain to get approval, and such for all this stuff, and they had to take the flood plane measurement from a telephone pole about 1 mile away from our house. I was really cool, they had lasers and all sorts of cool stuff. The only thing I'm not sure of is where Erie county, or the City of Sandusky would tak their measurement from, I'm thinking maybe there's a height mark somewhere on the Chaushe (sp) that comes from Cleveland Rd.

According to municipal codes, if any inhabitable area or any area to house utilities is below the designated high water level, the building is considered to be below the flood plane (not "plain"). You see houses on stilts along some rivers in order to get the house itself up above the flood plane.

Unfortunately, some of us have to be up that early to get ready for work. I had no doubt the city's Planning Commission would approve the request. If this ride is another record breaker, it will bring in more enthusiasts from around the country, hence more revenue for the city.
